Monadnock Building

Built-in 1906, the Monadnock Building is a historic 10-story, 200,000+ square foot office building near San Francisco’s Union Square shopping district, and is an exquisite example of turn-of-the-century “Beaux-Arts” style.
Over 100 years old, the building had undergone decades of wear and tear and facade treatments and repair, some which did not abide with current Historic Preservation practice. For example, the Terra Cotta elements at the top floors of the building and all architectural-finish brick had been painted over with 10+ coats of paint. Ornamental sheet metal cornices and decorative art form elements were corroding on surfaces, and attachment framing was deteriorating from within and failing.

Owners Brookfield Property Management planned for a major, high-end restoration and preservation program for the facades on all four elevations, and hired a top preservation design team to prepare the work in full conformance with best practices as defined in National Park Service protocols.
In 2015, they went to the local marketplace to select a qualified contractor to work with on this monumental project with a 6-figure budget, and Giampolini Courtney was selected to perform the work based upon a combination of best value, a competitive price, and our extensive history qualifications.
Two key elements that made us stand out from our competitors was our proprietary dust control system and an aggressive schedule that minimized impact to tenants, the public, and the site. We could see early on that the project at Monadnock was a dream project, as the client’s goals were to achieve the highest-level façade preservation efforts with no compromises. That reality continued as we launched the project together—it was a dream team. It was an honor and a pleasure to work with the Brookfield team.
